It is the goal of our property management company to manage long term rental properties in such a way as to protect the interests of absentee owners while fulfilling the needs of the many tenants seeking long term lease opportunities in the Bluffton and Pooler areas.
The company advertises and promotes the rental of detached single family homes and town homes. Long term lease applicants are screened through credit checks, employment verification and checking rental history and references. Maintenance and cleaning services to homes in the program are provided by local qualified, licensed and insured contractors.
Every effort is made to assist each owner in bringing as much revenue as possible to the bottom line for their long term property rentals. While the company charges a ten percent (10%) commission on all rentals, actual costs of maintenance are passed on to owners with no mark up. Attention is paid to details such as negotiating the best rates possible for necessary services, monitoring utilities usage in vacant homes and regular inspections of vacant properties to detect possible problems before major damage occurs, as well as drive by inspections of all occupied rental properties to insure covenant compliance.
The company’s computerized accounting program provides monthly statements that are easy to read with itemized information relating to both the current month’s experience and year-to-date figures.
